A. Position Overview
Ensure the procurement of materials, finishing products, and services for company-invested construction projects, meeting quality, schedule, and cost efficiency targets.

I. Job Description
1. Purchasing Execution & Control
- Receive and analyze procurement requests from departments/projects.
- Execute purchasing in line with approved schedule, budget, and quality standards.
- Monitor contract performance: delivery, acceptance, and payment.
- Maintain supplier, product, and pricing databases.
2. Supplier Negotiation & Management
- Source, evaluate, select, and build long-term relationships with reputable local and international suppliers.
- Negotiate pricing, payment terms, and delivery schedules to optimize cost and timeline.
- Manage supply contracts for materials, finishes, and services.
- Track market price trends and propose suitable sourcing strategies.
3. Supplier & New Material Development
- Proactively research the market and update new technologies/materials.
- Test and assess supplier capability to expand the supplier base and ensure input quality.
- Build and manage a finishing materials sample library.
4. Coordination & Reporting
- Coordinate closely with Technical, QS, Project Management, Legal, etc.
- Provide periodic reports on procurement status, progress, and suppliers.
- Perform other tasks as assigned by management.
II. Candidate Requirements
Education:
Bachelor’s degree in Construction Economics, Civil Engineering, Architecture, Business Administration, International Trade, or related fields.
Experience:
- Minimum 3–5 years in procurement of finishing materials/interiors for real estate projects (high-rise residential, villas, resorts).
- Preferred background: Real estate developers, project developers, main contractors, multinational corporations.
- Not preferred: Consulting firms or small companies without hands-on project execution experience.
Knowledge & Skills:
- Strong understanding of construction procurement processes.
- In-depth knowledge of finishing materials market, suppliers, pricing, and brands.
- Strong negotiation and supplier management skills.
- Ability to read technical drawings, design documents, and BOQs.
- Proficient in MS Office; procurement software is a plus.
- Good communication, problem-solving, and teamwork skills.
- English: Ability to read technical documents and basic communication is an advantage.
