A. Position Overview

The Deputy Head of Project Legal plays a pivotal role in the Company, taking full responsibility for all legal aspects of project preparation. This includes working with local authorities across all levels, from obtaining planning information and investment approvals to construction permits, sales permits for off-plan properties, and issuance of land and housing ownership certificates.

This position also serves as the key liaison to foster strong relationships with government bodies and regulatory agencies throughout project development. Furthermore, the role is crucial in managing legal compliance, mitigating potential risks, and ensuring smooth project execution from start to completion.

B. Job Details

Job Responsibilities

1. Research, consolidate, and advise the Executive Board on project legal matters.
2. Oversee legal preparation of projects, including planning approval, investment policy approval, construction permits, sales permits for off-plan properties, and issuance of ownership certificates.
3. Manage and implement land compensation and clearance tasks.
4. Review land valuation reports and project assignment documents.
5. Prepare and submit project documentation for legal approvals and quality inspections.
6. Represent the Company in working with inspection and audit teams on project legal issues.
7. Ensure proper storage, safeguarding, and confidentiality of all legal documents and project data.
8. Develop, monitor, and report on departmental KPIs (monthly/quarterly/annually).
9. Perform other tasks as assigned by senior management.

Job Requirements

• Bachelor’s degree in Law, majoring in: Economic Law, Commercial Law, Land Law, Construction Law, or other fields relevant to Real Estate.
• Master’s degree in Law is preferred. Graduates from Ho Chi Minh City University of Law are highly regarded.
• Over 10 years of experience in project legal management at large-scale real estate companies, including at least 3 years in the role of Deputy Head of Project Legal (or equivalent).
• Proven track record of handling the full legal lifecycle of real estate projects: from land, planning, and investment procedures to completion, handover, and ownership certification.
• Strong skills in drafting legal documents with precision, clarity, and compliance with government requirements.
• Extensive experience working with government departments, with a solid understanding of administrative procedures and effective coordination with regulatory agencies.
