[CITYLAND] QUANTITY SURVEYOR (QS)
A. POSITION OVERVIEW
The Quantity Surveyor (QS) plays a vital role in cost management, quantity control, payment verification, and construction budgeting for CityLand’s projects. This position ensures financial accuracy, transparency, and efficiency throughout all project stages — from planning and construction to completion and handover.
Acting as a key liaison between the Project Management Office, internal departments, contractors, and consultants, the QS ensures strict cost control, minimizes financial risks, optimizes budgets, and maintains timely payment progress in line with company procedures.
B. JOB DETAILS
JOB DESCRIPTION
Planning and Cost Control
- Develop plans to monitor contract control, payment verification, and final settlement for project packages.
- Prepare monthly/quarterly construction budgets and forecast project expenses for approval by the Project Manager.
Professional QS Operations
- Guide contractors on payment and settlement procedures, templates, and regulations.
- Review, process, and verify contractors’ payment and settlement documents.
- Track advances, completed quantities, penalties, and deductions according to project progress.
- Monitor the use of owner-supplied materials and equipment; coordinate with the warehouse and site management to reconcile actual quantities.
- Track and report on bank guarantees, ensuring timely extensions when required.
- Prepare monthly reports on construction progress, quantities, and financial risks.
- Participate in work quantity verification and acceptance inspections when needed.
Coordination and Reporting
- Collaborate with related departments (Planning, Accounting, and Site Management) to manage cash flow, budget reports, and payment schedules.
- Summarize results, propose cost optimization solutions, and improve quantity control procedures.
- Maintain confidentiality and proper filing of all payment and settlement documents.
Other Duties
- Perform additional tasks as assigned by the Project Manager or Company Director.
JOB REQUIREMENTS
- Education: Bachelor’s degree in Civil & Industrial Construction, Construction Economics, or a related field.
- Experience: At least 3 years of experience in a similar position within the construction or real estate industry.
- Technical Skills:
- Proficient in data management, contract document control, and payment/final settlement procedures.
- Skilled in Microsoft Excel, AutoCAD, and other quantity management software.
- Personal Attributes: Detail-oriented, honest, logical, and capable of working independently under pressure.
- Soft Skills: Strong teamwork, communication, and time management skills.
